David Duchovny is gearing up to sell his dreamy beachside mansion in Malibu.
Us Weekly can confirm that Duchovny, 64, will soon list his longtime primary residence in Malibu, which is located within the gated Point Dume community, for $12.5 million. The property is about 1 acre large and over 3,500 square feet, with the main house consisting of three bedrooms. It also includes a one-bedroom refurbished train caboose at the edge of the estate.
The Malibu home was Duchovny’s primary residence for more than 20 years.
“Malibu has always been a magical place for me,” the X-Files star explained. “I’ve been naturally drawn to it, and Point Dume, in particular, stands out as a true geographical marvel — a place unlike anywhere else. Even though it’s just 30 minutes from town, it feels like an entirely different world. That sense of wonder first captured me, and my appreciation for it has only grown over time.”

Gwyneth Paltrow is officially moving house. The actress, 52, recently sold her Los Angeles mansion for $22 million, The Wall Street Journal reported on Monday, January 27. The home was initially put on the market for $29.99 million in May 2024, but the asking price was lowered to $24.9 million that October. The single-story 8,000-square-foot […]
Per the property description, the sprawling mansion offers an open-concept living space with “seamless indoor-outdoor living, unparalleled craftsmanship, and Riviera 1 beach key access,” and also includes a gravel motor court with plenty of parking. The house is adorned with custom built-ins and a concealed closet for “both style and function” throughout the home, including a chef’s kitchen, which boasts “stone countertops, bespoke cabinetry and premium Miele appliances.”
“My favorite space in the home has always been the great room,” Duchovny said of the home. “In New York, everything feels more closed off, so I really appreciated the open-concept design and the natural light here. We spend 70 to 80 percent of our time in the great room — with the kitchen flowing into the space, it’s a place where everyone can be together.”
The Zumirez Drive property features state-of-the-art smart home systems as well, including Sonos audio, intercom, security cameras and lighting, which are all centrally controlled. Meanwhile, the lower level offers a spacious laundry area. The primary suite is a “private sanctuary” with sliding glass doors to the backyard, built-in shelving and a custom-designed walk-in closet. The bathroom comes complete with a freestanding soaking tub, double vanity, water closet and a steam shower.
“Beyond its coveted location, this home is truly special because every detail — from the interiors and materials to the colors and expansive open living spaces — has been thoughtfully curated with exceptional taste,” said Compass real estate agent Chris Cortazzo. “With pivoting doors that create a seamless indoor-outdoor flow, it captures the spirit of the Malibu lifestyle.”

It appears the home is perfect for entertaining as well. In the backyard, smooth concrete surfaces host a covered lounge with built-in heaters, a lap pool (with built-in Jacuzzi and cold plunge), a sunken firepit with built-in seating, an outdoor kitchen and a dedicated dining space for guests. A separate structure functions as a gym, office, or guest suite, featuring full mirrors, a covered deck with built-in heaters, an en-suite bath and a comprehensive security system.
But another structure, the “meticulously restored” train caboose, sits at the far end of the estate. Not only is it where Duchovny wrote his novel, Truly Like Lightning, and records his “Fail Better” podcast, but it also houses a charming living and sleeping area with a built-in dining nook, TV, and kitchen. It also includes a bathroom and rooftop deck.
According to Cortazzo, “many people are turning to Malibu” as a place to set down roots and are “drawn by the lifestyle” in the area. He also noted, “We’re seeing strong demand from displaced residents looking for homes.”
“I believe insurance payouts are starting to come through, and rather than waiting to rebuild, many people are turning to Malibu, drawn by the lifestyle we offer,” he explained. “We have top-rated public schools and an unparalleled quality of life — Malibu truly offers one of the best lifestyles you can find in Los Angeles.”
